Letting Your HomeThe next stage will be for us to visit your property that is to be let and give you a free realistic market appraisal. Once you have given us the go ahead to market your property, we will erect a To Let board, create rental particulars, to include external digital photographs and a description of the property. Your property will be placed in our prominent window display, and automatically be e-mailed by our advanced estate agency software, which will match your property with potential tenants in seconds! Your property will also be phoned out by our highly trained negotiators to prospective tenants on our extensive applicants list.

In addition we advertise in local and regional newspapers and magazines. We will also place your property on www.rightmove.co.uk, www.findaproperty.com, www.primelocation.com, www.fish4homes.co.uk, www.fish4lettings.co.uk, www.hotproperty.co.uk, www.estateangels.co.uk, www.net-lettings.com, www.thinkproperty.com and our own constantly updated website www.bellgrangeestates.co.uk.

The lettings process:
Once a tenant has been found we will apply for references, then we will draw up the tenancy agreement, which must be signed by the tenant and the landlord. The next stage is for an inventory to be drawn up, which is usually done by the landlord (although we have an inventory service available) which is signed by the landlord and the tenant. When all this has been done Bellgrange Estates collect the deposit (normally one months’ rent) and give it to the landlord. Bellgrange Estates also collect the first month's rent (out of which we deduct our fee), and give it to the landlord. Then the keys are handed to the tenant and your property has been let.
